The Building Engineer/HVAC Lead is responsible for overseeing operation, repair, maintenance, and installation of major building mechanicals including heating, ventilation, air conditioning, and refrigeration systems. The lead technician also provides daily direction and assigns work orders/projects to building engineer(s) and follows up to completion.
Essential functions and responsibilities may vary by Aramark location based on client requirements and business needs.
• Oversee critical operational systems/maintenance of equipment/infrastructure; System and facility infrastructure evaluations to maintain operational efficiency.
• Ensuring compliance with regulations, building codes, and safety standards
• Manages property services including landscaping, irrigation, snow removal, parking lots/lighting, asphalt, genset, property pumps and pits, walk path, sidewalks, signs, roof, drains, etc.
• Maintains office lighting and sensors
• Installs, inspects, tests, diagnoses, operates, and repairs all refrigeration and related equipment for preserving food, making ice, cooling water, air conditioning, heating, and ventilation.
• Calibrates, repairs, maintains all pneumatic control systems/related equipment.
• Manages BMS system including repairs, maintenance and updating.
• Checks, services, cleans, replaces filters in all A/C air handling and heating units and documents the same.
• Cleans/maintains grills, ducts, and shaft ways in A/C, ventilating, and exhaust systems
• Monitors Office Space to ensure 74 degrees temperature is maintained during business hours
• Responsible for handling all non-contracted HVAC repairs/maintenance with in-house staff including supplemental HVAC units
• Daily tours of office space documentating space temperatures using infrared temperature reader; adjust temperature settings accordingly. Submit recorded daily reading log to the Facilities Ops Support Mgr on a daily basis.
• Responds to any emergency repair/maintenance situation as required; On-call Emergency Response
• Maintains critical parts/supply inventory needed to keep operations running; maintains and accounts for tools used
• Manages and schedules preventative maintenance schedules of all equipment required and maintains records
• Demonstrates knowledge of electrical, plumbing, and refrigeration codes and practices, and coordinates work between/with other trades.
• Manages the My Workplace R&M database as it relates to maintenance to include adding service tickets, addressing tickets added by others, and closing tickets.
• Provide assistance to building service techs/GA team as needed (e.g., plumbing and electrical issues, building emergencies, etc)
• Provides daily direction to department engineer(s) and assigns work orders/projects, follows up to completion; provides training and cross-training accordingly.
• Maintains a friendly, efficient, and positive attitude toward customers, clients, and co-workers

• Requires at least 5 years of experience in commercial maintenance trades (incl HVAC, BMS system, Boilers, Chiller, and cooling tower, etc.);
• Blue Seal License required
• NJ HVAC Certification preferred.
• Knowledge of High Voltage Electric preferred
• Demonstrates interpersonal and communication skills, both written and verbal
• Must be able to follow safety procedures and precautions due to physical risks
• Requires at least 5 years of experience in management role
• Electrical and plumbing knowledge
• Ability to manage as part of larger team or manage a function independently without direct supervision
• Ability to read, understand, and apply property lease terms as well as client contracts
• IFMA Membership and Certification Preferred (FMP, SFP, CFM)
